What we look for
in a resident.

Caldwick Homes manages a curated portfolio of heritage properties. We hold our homes to a high standard — and we look for residents who do the same. Our screening process is thorough, consistent, and applied equally to all applicants in compliance with Fair Housing laws.

Identification
All applicants must provide a current government-issued photo ID and a valid Social Security number.

Income
Monthly household income must exceed three times the monthly rent. All income must be from a verifiable source — unverifiable income will not be considered.

Rental history
Applicants must receive positive references from all previous landlords for the previous five years. Any evictions or unpaid judgments from a prior landlord will disqualify an application.

Credit
A minimum credit score of 600 is required. Beyond the score, we look for a pattern of responsible financial behavior — consistent payment history, manageable debt, no recent defaults.

Background check
A background check will be conducted on all applicants over 18. We look for a demonstrated pattern of responsibility. Each background is reviewed individually and in context.

Occupancy & lifestyle
Occupancy is limited to two people per bedroom. All Caldwick properties are non-smoking — this includes all interior spaces and common areas.

A note on our process: We don't use a checklist in isolation. We review every application as a whole picture. A strong rental history, stable income, and a clear pattern of responsibility carry real weight. If you have questions about whether you qualify, reach out before applying — we'd rather have that conversation early.

Submit your application
Complete the online application. All adults 18+ who will occupy the unit must submit individual applications. A non-refundable application fee covers the cost of screening.

Screening & review
We conduct a credit check, background check, and landlord reference verification. You'll receive a decision within 2–3 business days.

Lease signing & move-in
Approved applicants sign a lease and submit first month's rent and security deposit. Move-in day comes with a welcome kit and a home that's been prepared with care.

How points work

Points are tracked personally and tallied at the end of each lease year. When you hit a tier, you'll receive an email with your reward options — gift card, rent credit, or carry-over toward the next tier.

Points never expire and always carry forward. Every point you earn stays on your balance indefinitely. The longer you stay, the more your loyalty compounds.

A reliable tenant over 10 years

Pay on time every month, renew your lease, leave a review, report the occasional issue early. That's it.

Year 1: 2,150 pts → Gold — $100 rent credit.
Year 3: Points carry and build → Platinum — $200 rent credit.
Years 5, 7: Platinum again — $200 each time.
Year 10: Points accumulate to Legacy tier — $250 + permanent Wall of Fame recognition.

How long does the application process take?
Most applications are reviewed within 2–3 business days. We conduct credit, background, and landlord reference checks — landlord reference timing is the variable most likely to affect the timeline. If you need a faster decision, let us know upfront.
Is the application fee refundable?
No — the application fee is non-refundable. It covers the hard cost of running credit and background checks, which are processed regardless of outcome. We encourage you to review the qualifications carefully before applying.
What if my credit score is below 600?
A 600 credit score is the minimum threshold we consider. In some cases, a strong rental history, stable income, and verifiable references can support an application that is borderline on credit. Reach out before applying and we can have an honest conversation about your situation.
Can I have a pet?
Pet policies vary by property. Some Caldwick homes are pet-friendly with a pet deposit — others are not. Ask about the specific property you're interested in before applying.
How does the security deposit work?
We document the property thoroughly at move-in and move-out. If you leave the home in the condition you found it, you get your deposit back — on time, without a fight. Honest deposit returns are a core Caldwick commitment, not just a policy.
How are maintenance requests handled?
Every maintenance request is acknowledged within 24 hours. Emergencies are handled same day. Requests can be submitted through the online portal or by calling directly. A real person handles every request — there is no automated ticketing runaround.
Do loyalty points expire?
No. Points never expire and always carry forward. You can redeem when you hit a tier, or let them accumulate toward a higher tier. Long-term residents are rewarded for exactly that — staying long term.
What does "verifiable income" mean?
Verifiable income includes W-2 employment, 1099 self-employment with tax documentation, Social Security or disability income, pension or retirement income, and certain other documented sources. Cash income without documentation cannot be counted toward the income requirement.
